Infrastructure for AI and High-Density Compute

MetalWave develops infrastructure-ready campuses and build-to-suit solutions for AI, high-density compute, and large-scale digital infrastructure — starting from deliverable power rather than available land.

Focus Areas

What these sites can be developed for

Capabilities below describe what a MetalWave site can be developed or designed to support. Cooling technology, rack density, and hyperscale requirements are evaluated on a project-specific basis rather than claimed across the portfolio.

  • AI Training

Sites that can be developed for large, contiguous training capacity with phased expansion headroom.

  • AI Inference

Development-ready environments designed to support distributed inference footprints across Texas markets.

  • HPC

High-performance compute deployments where power density and delivery schedule drive the site decision.

  • Colocation

Campus environments that can be developed for colocation operators expanding into ERCOT.

  • High-Density Racks

Rack densities evaluated on a project-specific basis against power delivery and cooling design.

  • Liquid Cooling Readiness

Sites can be developed to support liquid cooling where water, power, and site conditions allow. Assessed per project.

  • Large-Load Power Delivery

Delivery designed around the utility interface, substation configuration, and target energization date.

  • Build-to-Suit

Campus and shell development structured to a customer's specification and delivery schedule.

  • Phased Expansion

Capacity planned in stages — 25 MW, 50–100 MW, 200+ MW, and multi-site Texas deployment.

Platform Scale

Capacity that grows with the customer

MetalWave is structured to support a customer's growth path rather than a single transaction — from a first deployment through multi-site Texas capacity.

  1. 25 MW

    Initial deployment

A first site, energized and operating.

  2. 50–100 MW

    Campus scale

Expansion within a single controlled site.

  3. 200+ MW

    Platform scale

Multiple phases across a developed campus.

  4. Multi-site

    Texas deployment

Capacity across DFW and the Houston–San Antonio corridor.

In Development

74 MW target capacity on ±14 acres, with planned 138 kV delivery in TNMP service territory and a Q3 2027 target energization. ERCOT North, approximately 90 minutes from DFW.

  • Land controlled / owned
  • Cleared and generally development-ready site
  • Nearby substation
  • Municipal water availability
  • Fiber redundancy planned / available as supported by project materials

How capability claims are handled

MetalWave does not claim that every site currently supports every cooling technology or hyperscale requirement. Site capabilities are described as what a site can be developed for, what a design is intended to support, or what is evaluated on a project-specific basis. Confirmed technical parameters are provided in project documentation to qualified counterparties.
